Advice On Getting A Home Inspection

This is an important inspection to have, but how do you know who to hire to perform the inspection?

Let's start with the "What".

Home inspections are designed to thoroughly examine the property to assess the overall condition, identify problems that may be present, and to provide assistance in correcting any issues that the home may have. Part of this is to check the important household systems, including electrical, cooling/heating, and plumbing, as well as the roof.

We will further examine the roof inspection. An inspector may climb up into an attic space to evaluate the performance of a roof from the inside after making notes on the exterior; the kind of roof on the home, and then they'll check the most common areas that cause problems, chimneys, skylights, vents, and any creases where the roofing and flashing attach to the roof.

The exterior wall attaches to the roof at a specific point, and it could look normal from the outside, but inside may be another story. But is that the source of the leak? Not in this instance. A plumbing vent could be the culprit, and in that case, the inspector will look in the corresponding place on the exterior of the home that needs to have re-caulking done to repair that section of flashing.

Maintenance must be done every so often on homes, and the inspector will understand this and help to address any issues. In this instance, a local contractor or competent homeowner could surely remedy the issue satisfying both parties that the roof will be fixed and continue to perform as expected for the duration of its usable life.

The most common places that the inspector will examine and provide advice about are:

Electrical; Is the home fitted with copper wiring? Is there any aluminum or knob and tube active? If renovations are planned, is the panel suitable to be expanded?

Plumbing; How much longer will your hot water heater last? Is there in-floor heating with polybutylene piping? Do you have a 2 tier system made of PVC, or concrete or clay tile as the exterior drainage system?

Heating and cooling units; Is the furnace using energy wisely? Is gas leaking at all? Is your heat pump being cared for correctly?

Condition of the roof; Does the roof have many years left or does it need to be replaced soon?

The home's interior; Is there loose carpet that can cause a trip hazard? Missing door stops? Loose or missing stairwell railings?

Structure; When the home was built, it was inspected and constructed due to the code of the time, but was building code followed for any renovations done on the home?

Considerations Related to Safety or Insurance; Do the smoke detectors all function correctly? Are carbon monoxide detectors installed? Is there an abandoned underground oil storage tank that needs a specialist to locate?

Home inspections are very detailed, and are necessary for a homeowner to have one completed every so often to ensure the home is safe and secure.
