Real Estate Investment Opportunities In Arizona

Two factors historically hold true with regards to investment dollars floating around Arizona. In the best of days, investors go complete force on the real estate property bandwagon - recently funding all things from neighborhoods in far-flung cities and towns to interesting urban condominiums in down-town Phoenix and Tempe.

In the toughest of times, investors also gravitate toward real estate property, looking for discount buys on foreclosed houses and business properties as they bank on people growth to assist Arizona's financial system rebound.

Stan Barnes, boss of Copper State Consulting in Phoenix and a former state lawmaker, said those with set up money in the Valley still feel more comfortable investing in real estate breakthroughs - even after market collapses like the present one - rather than taking chances on startups or business owners.

People in California run after new high-tech corporations. Men and women Texas drill for oil. Individuals in Arizona invest in real estate. That is just the way it is, and likely would be so long as we are the fastest-developing state in the union," stated Barnes, whose corporation does political and marketing communications consulting intended for private-sector consumers.

In several parts in Arizona, precisely the Phoenix Metropolitan, there's a lack of typical sales. Up to 75 percent of the market may contain short sales and home foreclosures, restricting the alternatives of a lot of purchasers. Arizona Investors trying to flip see good opportunity in rehabbing and selling properties to these customers, removing the wait time of short sales, or the obstacles bank-owned homes may come with.

Arizona property investors are also seeing the opportunity in holding real estate long term, as both rates have come down and in many places rental rates are rising. We've probably never witnessed a much better time to buy real estate property as we do in 2010, as property cashflow and return on investment are the best they've been in more than a decade.
